Why Small Cottages Hawaii LLC?

On September 14, 2015, the ADU Ordinance was signed into law for the City and County of Honolulu. An ADU is an accessory dwelling unit, or second home, that is allowed to be constructed attached or detached from the primary dwelling unit on a zoned lot. This ADU may have its own kitchen, bedroom, and bathroom facilities and is intended to be accessory to the main house. This Ordinance allowed for an important alleviation to affordable housing on the island of Oahu.

ADU’s provide many advantages to the home owner. They allow the property owner, with a property that qualifies for an ADU, to add a rental unit or cottage on their property and thus alleviate a financial need or generate rental income from the ADU.

Properties that qualify include:

• A property or lot of a minimum size of 3,500 to 4,999 square feet, may add one ADU of a maximum size of 400 square feet of living space.

• A property or lot of 5,000 square feet or larger, may add one ADU of a maximum size of 800 square feet of living space.
